Please note: We prioritize guests who have consistently received great reviews from previous hosts. 👥 OCCUPANCY LIMITS & VISITOR POLICY ***********VIOLATION FINE: Obstruction of security cameras or inviting unregistered guests on the property at any time during your stay, a $1,500 fine will be applied, along with any additional charges for damages. We reserve the right to cancel your reservation immediately, and you will be required to vacate the property without delay. • Maximum occupancy: 8 people. • An additional charge of $70 per guest per day applies after 6 guests, including babies and infants. • Please include the accurate total number of guests in your reservation to avoid incorrect charges. • Occupancy is verified through external security cameras. • No strangers: Do not invite individuals previously unknown to you prior to your stay. • All guests entering the property must be included in the reservation. The booking guest must be present. • Violation of these terms may result in immediate cancellation of your reservation without a refund and a $1,500 fine. 🚭 NO SMOKING, DRUGS OR FIREARMS • Absolutely no smoking (marijuana or tobacco) inside the unit or common areas • $500 minimum cleaning fee for smoking violations • No drug use or underage drinking • No firearms allowed on the property • Prohibited products: No glitter, body paint, or any type of hair dye (temporary or permanent). $300 fee applies for violations • NO PARTY - NO GATHERING - $1500 FINE 🔐 SECURITY, ACCESS & CAMERAS • Exterior security cameras: • Ring camera (front) • 1 front yard camera • 1 backyard camera • 1 back alley camera • 1 outdoor camera on the side of the house • Lock all doors when leaving the property. • Do not share your door code or grant access to non-registered individuals. • Deliveries (other than food- Uber Eats, Doordash, etc) are not allowed at the house. Please arrange pickup from a nearby shipping/mailing center. 🕰️ CHECK-IN & CHECK-OUT POLICY • Unauthorized early check-in or late check-out will incur a $50 fee per hour or portion thereof. • A flat $50 fee applies for up to 1 hour overstay; additional time will be charged per hour. 🔇 QUIET HOURS, NOISE & NEIGHBOR CONSIDERATION • Quiet hours: 10 PM – 8 AM • No tolerance policy for excessive noise, parties, or overcrowding. • Loud guests, including intoxicated or disruptive behavior, may result in deposit forfeiture, eviction, or police involvement. • Fines for disturbances between $300 to $1,000 maybe charged to the guest if neighbors complain. 🛠️ PROPERTY MAINTENANCE & SERVICE SCHEDULE • Gardeners: Saturday between 9 am-12PM • Pool maintenance: Wednesday between 2pm-5pm • Trash pick up day: Friday 8 AM-10 AM. No need to take it out. We have someone picking it up and putting it back. 🧹 CLEANING POLICIES & FEES • Standard cleaning fee: $225 (covers check-out cleaning only) • If the space is left excessively dirty, a $100 additional cleaning fee will apply • Remove clutter prior to cleaning day—cleaners are not responsible for moving items • $150 inconvenience fee if excessive clutter delays cleaning •. $150 BBQ cleaning fee if used and not cleaned properly • Rescheduling cleaning due to clutter will incur an additional $100 • For stays over 14 days, a $200 bi-weekly cleaning fee applies. • Payment for additional cleanings is requested through the Airbnb app and must be paid within 48 hours 🛁 TOWELS, LINENS & STAIN POLICIES • $10 fee per white towel and $20 per linen if stained with makeup, oils, or dyes • Please avoid using towels to remove makeup—use designated wipes instead 🧾 DAMAGES, MISSING ITEMS & LIABILITY • Notify us immediately of any damage or missing items—early notice helps us prevent permanent stains or damage • Inventory is checked before and after each stay • Guests are responsible for reimbursement (receipts provided) • We are not responsible for accidents, injuries, illness, or lost belongings • Guests assume all risk when using the premises 🚫 NO PETS POLICY • Pets are not allowed at any time 🚗 PARKING RULES & STREET CLEANING • Street parking only • No permit required • Please check posted signs to avoid street cleaning tickets . • No Parking Fridays 8am-12pm in front of the property • No Parking Mondays 7am-1pm across the street 🌴 OUTDOOR AREAS 🏊 POOL: -> Kindly note that pool is NOT heated • Pool waiver must be signed before check-in • All posted pool signs must be respected • Front/Side/Back Yard Use: Fire pit and heaters require gas tank to be turned on for usage and off after usage. • No loitering or hanging out at front yard/sidewalk. 🧒 CHILD SAFETY & PROPERTY SUITABILITY • Property is not childproofed • There may be safety risks such as sharp edges or uncovered outlets 🚪 AT CHECK-OUT – REQUIRED TASKS • Dishwasher: Load and run before leaving. $25 fee if left dirty • Furniture: • Do not move furniture. If moved, a fee may apply to restore layout • All items must be left in their original positions • Missing Items: Products provided are for use during your stay only. Missing or removed items must be reimbursed and may affect your review. ******* 🛑 CANCELLATION POLICY This reservation follows Airbnb’s Strict Cancellation Policy: • Full refund if you cancel within 24 hours of booking • Partial refund (50% of nightly rate) if you cancel at least 15 days before check-in, but after the first 24 hours. • No refund of the service fee at any time. • No refund if you cancel within 7 days of check-in — this reservation becomes nonrefundable. Please note: Shortening your stay or making modifications is treated as a cancellation and follows the same policy.
